Common questions about PropertyLab and the property price data we provide.
All property sale data comes from the Property Price Register (PPR), maintained by the Property Services Regulatory Authority (PSRA). The PPR is the official record of residential property sales in Ireland.
We import new data regularly, once a week usually. We automatically check for new entries on the register and import if new data is available.
New-build properties in Ireland are subject to VAT at 13.5%. The register records both VAT-inclusive and VAT-exclusive prices, which can be misleading if it's not clear which is which. We display both where applicable.
There is usually a delay between a sale completing and it appearing on the PPR. Sales will typically appear within a few weeks to months after closing. Once the sale appears on the register, it should appear on PropertyLab shortly after.
The eircode system in Ireland has a three-letter prefix which defines a specific region. For example D08 for part of Dublin 8. We use these to provide more granular insights into local market statistics beyond the county level. There can be a huge difference in house prices between eircode areas within the same county. You can browse eircode areas within any county page.
Nope! PropertyLab was started when I was in the middle of buying my first home and I wanted to understand the pricing in various areas. PropertyLab is a hobby project and an independent analytics platform. We are not affiliated with the PSRA, the government, or any estate agency. The official register is at propertypriceregister.ie.
The Property Price Register records sales from 1 January 2010 onwards. PropertyLab includes the full history from that date, but the earlier data was quite patchy, with missing eircodes and various spelling mistakes. With that in mind, we try to focus analytics and statistics on more recent data, 2021 onwards.
